How the Desert Heat Affects Your Garage Door (And What to Do About It)

We love living in Lake Havasu City. The lake, the weather nine months of the year, the community. But those summer months — when temps hit 115 and the asphalt shimmers — are not kind to mechanical systems. Your garage door takes more abuse from the heat than most people realize.

After 30-plus years servicing doors in the Mojave Desert, we have seen what the heat does. Here is the short version — and what you can do about it.

Metal Expands — And Springs Pay the Price

Torsion and extension springs are under constant tension. As temperatures climb, metal expands — as they drop at night, it contracts. That daily cycle in a desert climate adds up to thousands of extra stress cycles per year compared to a mild climate. Springs that might last 10,000 cycles in a moderate climate can wear out significantly faster here.

The fix: have your springs inspected every year, not every few years. Catching a worn spring before it snaps is a $150 service call. A snapped spring on a hot Saturday afternoon is a much bigger problem.

Lubricant Dries Out Faster

The rollers, hinges, and tracks on your door need lubrication to move quietly and smoothly. In a humid climate, a single application lasts a long time. In the desert, it evaporates. If your door has started making noise — squeaking, grinding, or rattling — dried-out hardware is the most likely cause.

Lubricate your rollers, hinges, and the torsion spring every six months — spring and fall. Use a silicone or lithium-based garage door lubricant, not WD-40. WD-40 is a cleaner and water displacer, not a lubricant, and it will actually attract more dust and grit in a desert environment.

Wood Doors Warp and Steel Doors Fade

If you have a wood garage door, direct sun exposure will warp and crack it over time. Repaint or reseal every two years and consider adding a UV-resistant coating. Steel doors hold up better but lose their finish faster in intense UV — touch up any chips or scratches before rust sets in.

Your Opener Works Harder Than It Should

Garage openers are designed to operate in a temperature range. When your garage interior hits 130 degrees in July — which it absolutely can — the opener motor runs hotter, the circuit board is stressed, and the drive system wears faster. If your garage is attached, consider adding insulation to the door itself. It keeps the garage cooler, protects your opener, and makes a noticeable difference in your home energy bill.
